The "Stuff" that will keep us poor.

A while ago my family and I had the privilege of joining some friends for a short hike at Suikerbosrand and a picnic afterwards. What a magic place and only 50km from Alberton.

After the picnic we walked over to the museum and the old original farmhouse dating from 1850 where I was amazed that you could raise 8 kids in a three bedroom house. A biggish lounge/dining room area with a kitchen that would make any modern family cry in despair. The bathroom none-existent - I suppose that was somewhere outside and horribly primitive compared to the luxuries of today.

Looking at the kitchen utensils, paintings on the walls or lack there-off I was just once again reminded in what utter luxury we live today. This farmhouse without electricity, Fridges, Tv's,  Ipad's, cellphones, toasters, kettles, microwaves, hairdryers and the list can just go on and on.

What I am trying to say is that we are "wasting" a lot of money on stuff. Stuff that we do not really need and here I am talking about that latest and greatest Cellphone that not only we as parents have but also bought for our kids, Dstv with PVR, Nintendo's, Ipads, Ipods and and and.

Do yourselves a favour and add up what all those "Stuff' cost you per month - For example the extra R160 p/month you need to pay on your "bling" Cellphone, the R150 per month insurance on said cellphone, the cost of Dstv, the PVR and then as well as the interest and charges on that credit card you used to buy a lot of those other "stuff".

Am I suggesting that you go and live in the bushes like some primitive ape man - Not at all, but do add up what the costs of these unnessessary "Stuff" are, for example that latest and greatest cellphone example I mentioned earlier and I am sure that the average upper middle class family, if they just could not buy all the latest and greatest bling items out there plus stop eating out every week, would be able to have an additional
R 5,000 per month surplus in their pocket.

What could you do with R 5, 000 extra per month? Being an estate Agent in Alberton my mind always turn to houses and homeloans. With an additional payment of R 5,000 on a R1 million rand homeloan you would be able to pay that R1 million homeloan off in about 8 years instead of 20 years!

Do you realize how much money that is that you are saving? Look on our website www.sovereignpropertygroup.co.za and you will agree - "Stuff" keeps you poor!

The dilemma we have is - What are you going o do with all the extra money in your pocket after paying of your homeloan in 8 years?

Well I suppose you could go out and buy all the latest"bling" items or buy your kids a house and get them out of yours. We have various quality properties available for sale in Alberton. Have a look on our website or phone me on 0823783908

Have a "bling" day and enjoy your "stuff".

Saving - Dinosaur or Myth?

As an Estate agent with Sovereign Property Group I sometimes have to smile about the calls I get on the properties I advertise for sale in Alberton.

I had the privilege of getting a call on a property ad from a lady the other day. She quickly started going into the detail of the ideal property she is looking for. Her requirements were not difficult to meet as we have various properties for sale in Alberton that will suit but and this is the big BUT, her budget is about 30 % below what she would need to pay to find the ideal property.

This is nothing strange as I think we all try and find a bargain when we are in the market to buy a house but where I started losing interest in the call and put down my pen was when she told me that they have been looking for a house for the last 18 months. 18 months! Wow! Eisch!

I immediately thought about all the time and effort, petrol etc that she and all the unlucky agents she phoned put into her search for a home. I suppose she must be a real expert on properties and their value in the Alberton area after viewing properties for 18 months.

What totally amazed me was the fact that she also informed me that she will need to add the cost of transfer and bond registration onto the purchase price as she do not have that kind of money available and also not any deposit.

Wow - you have been shopping for a house for 18 months but you were not able to save one cent towards the purchase of a property while we all know that it is extremely difficult to get a homeloan nowadays without a deposit..

I think that is were the South African consumer or we as the public have lost the plot in the last decade or two - Debt is your enemy and you need to start saving towards the things you want! I do not say that you must buy everything cash but for Pete's sake dont have all of the latest and the greatest today without having saved a bit. That is a road leading to disaster.

But in any case - if you are looking for a property or some advice on a property related matter in Alberton give me a call on 0110838829 or 082 378 3908.
We are even able to assist with your homeloans - just click here or browse our latest properties for sale in Alberton on our website www.sovereignpropertygroup.co.za

Make more money in selling your home by renting a storage unit!

Being a 10 year veteran in the selling of property, mainly in Alberton, it still amazes me to see people that do themselves in when they sell their homes.

How do they do that?

By being hoarders. Most people just have too much stuff in their houses. Things that we maybe need but definitely should store before we start marketing our homes.

Always remember that neatness sells
and one of the subheadings of neatness is to de-clutter. I have seen houses with big rooms that look small due to all the stuff in there. Bicycles, music instruments, gym equipment, dog baskets, hordes of photos on the walls and collectables. The list can go on and on.

My advice to most sellers would be to go and rent a big storage unit and fill it up with stuff from your house. And please take note the keywords are - fill it up.

Your house will immediately look bigger and neater which will make your house more attractive to buyers and will result in a higher offer!

But unfortunately for most if us it is just too much work and we will have to pay the price.

By the way if you know of any friends or family who are in the market to buy or sell a home in Alberton give me a call on 0823783908 and I will do my best to help them.

Boet wants to burn down the Bank!

Without a doubt banking has changed a lot in the last couple of years and it does not require a Rocket Scientist to figure out that every change came out of your pocket.

You do not have to be ancient to still remember when your local branch of the Bank was still a Bank and not a service centre.

Yes I am talking about the days when your Bank manager was a grey haired old toppie with a bit of a paunch and drove an ugly black Toyota.

That was also the days when your file was somewhere there in the back of the office, all the staff including the toppie was living in your suburb or Town. The "toppie" actually had some say over your account and most of all the authority and ability to approve a loan not like today where you are just some algorithm in cyberspace.

Nowadays at your service centre the manager is the person that remembers the call service centre number the best. The fact that it is the wrong one doesn't really matter - you will get another wrong number from the rude people at the first wrong number. Psst - don't tell them they are rude - the call is recorded and may be used against you in a court of law.

Ok, ok I hear that that is not the reason why you want to burn down the Bank!

Bank charges! -oh my golly - you are tired of all the charges.

You really really want a free statement in the branch from a helpful knowledgable person, you want free Internet charges like when they convinced you to do it because it would be to your benefit, you want to be able to phone a call centre person to ask what to do when the Internet site is so user unfriendly that you are convinced you are on some spoof site in Nigeria without paying R50.00 as being charged at Fnb, you do not want to pay more on your insurance because Absa homeowners insurance is now paying Absa commission cause Absa basically forced you to take insurance with them when you got your bond, you do not want them to know about your skelm Foschini account that you always pay on time. You do not want them to increase their charges twice a year and you do not want them to say who must play fullback on your street team.

You also have a gripe with how they dress and do not understand where have all the people in their prim and proper clothing and trustworthy look gone to, to be replaced by clothes that show too many fat rolls worn by some punk rocker lookalike with a chicken in a lunch pack next to them.

Yes I Do understand that you think they are a cartel and engage in uncompetitive business practices by telling their service providers that they are not allowed to pay anybody else a commission.

You are gatvol of their charges, know that they are all in cahoots to rip you off and cannot afford it any more and want to drive down to head office, burn it down and send them an account for the petrol and matches and take a photo of the expression on their faces when they receive it.

You my friend are 100% right and full of good ideas but my advice to you is not to do it because the Bank will just increase their charges to build a new Head office.

My last suggestion to you Boet is to move to the UK where bank charges is on the same level as UFO's and you even get interest free credit cards for 6 months!

So go to our website www.sovereignsa.com for all the properties for sale of those living in Alberton who is heading out to greener pastures or phone me on 082 378 3908 if you want to sell your house in Alberton
