Boet wants to burn down the Bank!

Without a doubt banking has changed a lot in the last couple of years and it does not require a Rocket Scientist to figure out that every change came out of your pocket.

You do not have to be ancient to still remember when your local branch of the Bank was still a Bank and not a service centre.

Yes I am talking about the days when your Bank manager was a grey haired old toppie with a bit of a paunch and drove an ugly black Toyota.

That was also the days when your file was somewhere there in the back of the office, all the staff including the toppie was living in your suburb or Town. The "toppie" actually had some say over your account and most of all the authority and ability to approve a loan not like today where you are just some algorithm in cyberspace.

Nowadays at your service centre the manager is the person that remembers the call service centre number the best. The fact that it is the wrong one doesn't really matter - you will get another wrong number from the rude people at the first wrong number. Psst - don't tell them they are rude - the call is recorded and may be used against you in a court of law.

Ok, ok I hear that that is not the reason why you want to burn down the Bank!

Bank charges! -oh my golly - you are tired of all the charges.

You really really want a free statement in the branch from a helpful knowledgable person, you want free Internet charges like when they convinced you to do it because it would be to your benefit, you want to be able to phone a call centre person to ask what to do when the Internet site is so user unfriendly that you are convinced you are on some spoof site in Nigeria without paying R50.00 as being charged at Fnb, you do not want to pay more on your insurance because Absa homeowners insurance is now paying Absa commission cause Absa basically forced you to take insurance with them when you got your bond, you do not want them to know about your skelm Foschini account that you always pay on time. You do not want them to increase their charges twice a year and you do not want them to say who must play fullback on your street team.

You also have a gripe with how they dress and do not understand where have all the people in their prim and proper clothing and trustworthy look gone to, to be replaced by clothes that show too many fat rolls worn by some punk rocker lookalike with a chicken in a lunch pack next to them.

Yes I Do understand that you think they are a cartel and engage in uncompetitive business practices by telling their service providers that they are not allowed to pay anybody else a commission.

You are gatvol of their charges, know that they are all in cahoots to rip you off and cannot afford it any more and want to drive down to head office, burn it down and send them an account for the petrol and matches and take a photo of the expression on their faces when they receive it.

You my friend are 100% right and full of good ideas but my advice to you is not to do it because the Bank will just increase their charges to build a new Head office.

My last suggestion to you Boet is to move to the UK where bank charges is on the same level as UFO's and you even get interest free credit cards for 6 months!

"Boet" the Builder

If you have ever being in Real Estate you know the feeling of dread when a potential buyer brings along some family member to help them to decide or give advice on a property they are considering buying.

For those uninformed the bottom line is that your friend/family member's best advice to you always will be not to buy!

NOT to buy! Yes and the reason for that is if they tell you to buy and something goes wrong or some time in the future you feel unhappy about your purchase, they are afraid that you are going to look at them and may say - but you said I must buy it and they would then feel responsible for your predicament .

This is a totally unconscious reaction from them and they will defend their advice to you with their, most of the time, non existent expert opinion. You must realize that the moment you asked them to come and look you have qualified them in all matters Real Estate and they must honor your opinion by showing you something you may have missed whether it is a real concern or not.

They also would like to help you to get the property at the best possible price and will advise you to come in with a offer so low that you are almost guaranteed to lose it.

But your real knight in shining armour is your builder friend/family member with the bakkie and the bulging stomach.

Always loud of mouth, without a doubt the biggest expert on any property related matter you could ever find. With a loud listen "Boet" he will make sure that everyone knows he know's everything there is about the area, the finance, the wording of the contract, the time you must allow for the offer to be valid etc.
And of course his real area of expertise - how much it is going to cost you to change this shack you are looking at into something remotely liveable!

If you still, after all the negatives "Boet" the builder have told you about the property, vaguely consider the property it normally is very close to - " I will take it off the sellers hands if HE PAY'S ME."

Not withstanding all of the above it is most of the time a good thing to get a second opinion and even one from "Boet" the builder providing it is a second opinion and you are able to filter the "advice" you are going to get.
At some time you must do your thing - I am sure even Bill Gates was told he is doing the wrong thing by some well meaning Boet.

If you are looking for a property for sale in Alberton that even "Boet" will approve of take a look at our website www.sovereignsa.com or give me a call on 082 378 3908.

And lastly to my family and builder friend - I DO appreciate your advice.

Open hour 19 January 2012

Openhour for those that don't know is when a property is for sale via a agent that is part of an multi-listing system meaning more than one agency work together to sell a property. In Alberton we call it ERL.

The open hour is when all these agents go and look at the property, give their opinion on pricing, take photo's of the property for their own advertising purposes.

Every now and then I come across a property in Alberton on these open hours that really grabs my attention regarding price and that I would consider a good buy.

Today was one of those days with a cluster in New Market Alberton for sale. Brand new with 3 bedrooms and 3 bathrooms, spacious and with good quality finishes this is something that I would buy if I was in the market for a cluster in this price range. Look at the photos on our website www.sovereignsa.com and let me know what you think.
